Building Inspections

Building Inspections are recommended to be carried out well before the cooling off period of a property sale and before auctions, this way you have time to cancel the contract or to renegotiate, if necessary. A Building Inspection is a necessity before investing in any property to give you a clear idea of any issues that may already be there.

Greg Phillips is a licenced builder and pool inspector with many years of experience. He is a member of Master Builders and HIA. Owning properties himself he is well aware of the need to provide others with peace of mind over the purchase of their property.

During your Building Inspection you can expect that he will carry out a thorough examination of the property including but not limited to:
• looking for any major building defects
• water leakage in walls where waterproofing may have failed
• hot water system temperatures
• safety hazard reports (great for if the property will be a rental)
• roof exterior (if accessible)
• footing damage
• structural cracks or timber framing inadequacies

An average Building Inspection usually takes a minimum of one hour, longer for old Queenslanders. Any major defects he might find will be investigated for you at no extra charge.

The Building Inspection Report will contain a photographic summary of any defects found so that you can see exactly what he is referring to, with his recommendations. We promise a 24 hour turnaround for all reports, however if the reports are urgently needed the same day this is also possible.
